John's first initial meeting with the seller was to determine what things we needed to do to get the home ready for market. The home was a 1950's rambler on gorgeous waterfront, with several updates over the last 40 years, however the last major update was from the 1990's, and we needed to have the property feel more updated to get top dollar and ensure that we got the property sold timely. We came on the market in August with the goal to get it sold before fall and winter. We did not want to miss the strong selling season for waterfront. With John's expertise, we developed the scope of work.
We completed a professional inspection before listing the property. This not only showcased the property's strengths but also allowed us to address hidden issues well in advance that could have been deal-breakers for potential buyers.
Understanding the significance of first impressions, we embarked on a series of cosmetic updates. From repainting the interior to modernizing the cabinetry and updating lighting, these changes transformed the house from its 1950s vintage into a modern, stylish home.

Recognizing that buyers would appreciate a contemporary feel, we meticulously updated the wall colors, removed outdated features like a full-width mirror, and replaced old lighting with new LED bulbs. The kitchen, a focal point for many buyers, underwent a transformation with spray-finished white cabinetry, modern chrome pulls, and upgraded Quartz countertops.
The outdoor space received attention too. By removing weathered bench seating and adding concrete pavers, we created a clean, blank canvas for the new homeowners to envision their waterfront outside space.
To maximize the property's visual appeal, we enlisted professional staging services and captured stunning photos, including captivating drone shots. This attention to presentation played a crucial role in attracting potential buyers.
After several months of planning, projects and prep work, this property sold for an impressive $1,325,000 in just 6 days. The average market time for similar properties sold was 45 days and the average days on market for the remaining active listings was 103 days. Our clients were thrilled with the results.
